Let’s take a quick look at North Glenmore (NG) today. Just for fun….no hidden agenda. North Glenmore is a beautiful residential community about a 5-10 minute drive to the highway, city hall and orchard park mall. There are two elementary schools and a middle school and it’s reasonably close to UBC Okanagan. If you haven’t been up there in a while it’s just not Corbin’s Store anymore. Two grocery stores, Starbucks, Frozen Yogurt, banks, Thai restaurants, a pub and there’s more to come. This community needs its own rec centre and hockey rink. When you drive around you’ll notice there’s a lot of the area still designated for farm land (ALR) which makes it pretty.
We bought our first house in North Glenmore in 1997 (paid about $175,000, sold $240,000) and for six or seven years I was always pretty much knew the value of that home because it was about the same as the overall Kelowna average. I wonder if this is still the case? Spoiler alert….no.
Less Than 30 Homes For Sale In North Glenmore
There are currently only 28 residential homes for sale in NG ranging in price from a low of $409,900 (186 Drake) to a high of $4.2MM (1855 Watson). There are 9 homes priced over $1 million. Last year there were 118 home sales at an average of $451,000 while so far this there have been 97 sales at 469,000. The overall Kelowna average last year was $540,000.
Why the discrepancy? The Wilden factor certainly plays a large part as does College Heights. Over the past 15 years what was known as the Glenmore Highlands was developed into what is now known as Wilden. These high end houses pushed the average price up while at the other end of the spectrum College Heights, located on Hollywood Rd. brought down the average sale price.
This family neighborhood is certainly connected to the rest of Kelowna and people who live there and work downtown can ride their bike to work and easily drive home for lunch.
