Buying a Home in Kelowna

Imagine a city set on the shores of 170 KM lake, surrounded by mountains, where you can golf, visit wineries, hike, ski, snowboard, or sled in the winter… Kelowna offers all this and much, much more!  You can even often ski and play golf on the same day.

The largest city in the Interior of British Columbia, this is a great place for enjoying an active lifestyle. Kelowna has a fabulous quality of life with plenty of sunshine (around 2,000 hours per year), and is one of the warmest places in Canada. We have hot and relatively dry summers, and while winters are far milder than most parts of Canada we still get ample enough snow for enjoying all those winter sports.

Set on the shores of the Okanagan Lake, and with all the wineries and fruit growing areas surrounding us, this city could almost be mistaken for somewhere in the Mediterranean, in the summer months anyway! Like the Med, we attract visitors from all over Canada and the world and have a strong economy thanks to being such a popular destination.

Things to Do in Kelowna

If you live in Kelowna, then you know there’s no shortage of fabulous things to do here. But, are you new to our community? Welcome! We are a diverse community and welcome new residents from all parts of the world.  We know you’ll love living here and want to introduce you to all the things to do.

Kelowna is situated in a desert valley, giving us a moderate climate that’s unique to our little corner of British Columbia. We have an average snowfall total of just under 70 cm per year. This means that we can enjoy outdoor activities and fitness for much more of the year than the rest of our beautiful province. We are known for golfing, boating, Jet Skis, road biking and mountain trail biking, hiking, Wineries, Craft Brewery Tours, Restaurants, Across the Lake Swim, Ribfest and Music in the Park in the summer.   We also have a vibrant scene for those who enjoy art, music, and culture.

Schools

Finding the right school for your children is one of the most important decisions for a parent. And being able to select an area to live that accommodates your whole families school needs is important.
Our children have been in the Kelowna school system from preschool to University and we have found that the valley has a lot to offer for educational options in English, French Immersion, Public, Private schools, Okanagan College and University of British Columbia Okanagan

Okanagan University Of British Columbia (UBCO)

It’s a great place to study too –home to the University of British Columbia Okanagan campus, and UBCO has over 8,000 full-time students. Speaking of studying, there are many excellent schools, and as well as UBCO we have Okanagan College where a further 5,000 full-time students attend. The population of Kelowna, by the way, is close to 110,000 and because we’re attracting newcomers all the time, that number is increasing with properties more affordable than in Vancouver or the Lower Mainland, for example, and there’s less traffic here. We have many beautiful communities to choose from, from downtown to the spacious acreages of Joe Riche, and everything in between.

Luxury Homes

Kelowna luxury properties share one common goal: a home that offers the homeowner a combination of contemporary conveniences, access to the conveniences of Kelowna, and breathtaking views of the Okanagan Valley and the lake. Here’s some great news. Many communities in the Okanagan Valley have lakefront real estate available! Waterfront lots are available in some of the best Kelowna communities.

There’s a large variety in both lot size and price range from community to community. For example, lots in Lake View Heights and Peachland are more spacious and lower-priced than lots in Lower Mission. Another important consideration is the terrain of the lot. While some lots are relatively flat allowing you a sprawling home, others are built on a steep incline and are better suited for an architecturally unique multi-level custom home.

This especially holds true when you’re talking about Kelowna Waterfront property, and Kelowna’s water front is no exception to the rule. Kelowna Neighbourhoods

All of the neighbourhoods offer different advantages and some will meet your requirements more than others. There are opportunities to live close to Lake Okanagan and enjoy the waterfront, or live on Dilworth Mountain and have amazing views of the lake. If you are sports minded then living close to The Rutland YMCA or the Kelowna H2O YMCA have many advantages for swimming indoors and state of the art fitness Gyms.

Dilworth Mountain

If living close to Orchard Park Mall, Downtown Kelowna and a short drive to the airport in Ellison, Dilworth Mountain is a good choice. The first neighborhood homes were built approximately 30 years ago and new homes and duplexes are still being built today, some of them have great views of the city, lake, and mountains. Ellison

Some of the most tranquil and beautiful 10-acre properties are located in this community located between the airport and Rutland.   Approximately twenty mins drive to shopping.

Glenmore

A 10-minute drive northeast from Kelowna via Highway 97 takes you into the Glenmore Valley and the charming suburban neighbourhood of Glenmore. This community is comprised primarily of working families; these are commuters who take advantage of Glenmore’s more affordably-priced homes and the quick drive into the city for work. The area is marked by growth that brings a mix of small, older homes with appealing charm and large, new homes with contemporary features. There is a home for everyone!

Glenrosa

Glenrosa is an established residential neighborhood in the District of West Kelowna, known for being family-friendly and conveniently located for the shops, culture, and entertainment of the Westbank.

Kelowna-south Okanagan BC

Kelowna South

Kelowna South is an older established part of Kelowna with some of Kelowna finest heritage homes and Kelowna lakeshore homes. Many of Kelowna’ heritage homes have been preserved in this area and along the lakefront new construction of waterfront homes is prominent.

Lake Country

About a 30-minute car ride north of Kelowna and a 30-minute ride south of Vernon lies the quiet municipality of Lake Country. The easy commute out to this area takes you to this area of scenic high plateaus with sweeping views of the three surrounding lakes: Lake Okanagan, Woods Lake, and Duck Lake.

In this community, you’re never far from the water. So, if you’re looking for a home that’s close to the water’s edge, a move to Lake Country might feel like a dream come true.

North Glenmore

25 years ago North Glenmore was mostly orchards. Today there are a lot of  Family homes, townhomes, and condos. There are primary, elementary, and middle schools.

Close to to UBCO and Lake Country

Lower Mission

Presents a mix of older split level homes and newer modern homes. Known for good schools, H2O, small shopping mall, and Gyro Beach. The biking lane goes all the way up to Upper Mission properties. Kindergarten, elementary, and highschool.

Peachland

Peaceful lake views and mountain views. The Rattle Snake swim across the lake is held here every year. and brings swimmers from all over to challenge themselves. There is a great paved path along the lake to go for a stroll or run. Close to Glenrosa

Rutland North

Rutland North homes are popular with young families and first-time homeowners because of the value and affordability of the community. The area is bustling with these young homeowners as well as with students of the University of British Columbia Okanagan as the campus is close to the neighborhood.  Rounding out the citizens of the area are senior citizens who can stretch their retirement dollars by choosing a condo or house in the neighborhood.

Rutland South

Rutland South is affordable, mostly flat with established older homes on large lots and growing with newer family subdivisions. There are some farm acreages and orchards. One of the most beautiful attractions is Mission Creek Park which has a walking/ biking trail that runs a look at the Creek. Along the trails, you will see cross country runners, families with strollers, and mountain bikes. This community is close to shopping at Orchard Park Mall. Upper Mission

The spacious lots, beautiful architectural details, and swimming pools galore will have anyone mesmerized. The community has some of the finest collections of properties in the entire province with stunning views of the hills on one side and the lake on the other.

Those wishing to step away from the downtown core are going to appreciate the overall potential and value of this location. Most investors find the homes and the location to be one of the reasons why it is an appealing neighbourhood to consider.

Waterfront

Known around the world for some of the most spectacular lakeshore homes and beaches. .Lake Okanagan has fresh clean water and is enjoyed by locals and tourists. There are luxury residences, and strata condos built on the waterfront.

West Kelowna

When you drive from Vancouver you will travel through West Kelowna before traveling across the bridge to the main city. There are shopping centers, medical clinics, many schools, and churches.

Westside

Many of the homes in the Westside Road neighborhood of West Kelowna offer fabulous lake views and views across the lake to Kelowna itself. Hugging the mountainside this scenic locale has a large number of exclusive and individual single-family homes with high price tags, offering a peaceful atmosphere yet close proximity to both Kelowna and West Kelowna. The new William R. Bennett Bridge cuts down on travel times to the city center from Westside Road, making this an even more desirable place to live.

Westside Road also has a mix of condos and townhomes for more affordable real estate, and while there are families living in this neighborhood there are no schools or grocery stores – you’d have a short drive to Westbank for these, however, the newly constructed Okanagan Lake Shopping Centre provides a drug store, cinema, banks, and fast-food restaurants so residents of Westside Road don’t have to travel as far for these services. A popular place in the summer with numerous beaches and hiking trails.

Lakeview Heights

The lifestyle is one of city convenience mixed with the easy and peaceful feeling of lakeside living at its finest. The community is situated on the western shore of Okanagan Lake with local shopping. Or, in just moments, you can reach the fabulous shopping destinations of West Kelowna and the entertainment opportunities and culture of the Kelowna waterfront.

All of this combines to make it a special place for its residents to call home.

Smith Creek

Smith Creek is Kelowna’s least populated community. Residents enjoy the quiet, rural lifestyle and the friendly neighbors who aren’t too close for comfort! Smith Creek is rural enough for retirees and others seeking the quiet country life but near enough to Kelowna to enjoy the creature comforts.

Shannon Lake

The homeowners enjoy abundant recreational opportunities. The neighborhood, itself, is a destination for local families to enjoy playing in the park, exercising on walking trails, and packing picnics.

In addition, golfers enjoy the Shannon Lake Golf Club. This highly-acclaimed golf course is known for immaculate fairways, well-groomed greens, and challenging terrain. Watch out for hazards! Water hazards, including Shannon Lake; thickets of pine trees; and the steep hillside terrain challenge even the most experienced golfer.

Kelowna Restaurants

Dining out has grown to be a popular form of entertainment. There is a large choice of fun eating place from casual Craft Breweries with unique food trucks stationed outside, Japanese Ramen, local cafes on Bernard Ave and Pandosy Ave. Wineries with dining rooms and outdoor patios as well as wine tasting rooms, and popular lakeshore dining in the Grand Hotel, Cactus Club and Eldorado Hotel

Kelowna Nightlife

What music returns your youth years and dares you to go up the dancing floor? Is it Karaoke, hip hop, good-feel reggae tunes or the local country tunes? Whatever it is, you got in Kelowna. Are you strictly a craft beer zealot? You will be served to the full. Do you prefer the hotel kind of night party? That too is in the mix. Whatever it is that counts to be a perfect night, it is prepared and served in this geographically small town, but too big for fun.

Kelowna Parks

Predominantly, Kelowna is the hotbed for tourism attractions in Canada. Beaches, Mountains, Parks, Lakes, and beautiful scenery; Kelowna serves them all ripe to you. Oh and not forgetting the crown this BC paradise has been wearing for years now: the wineries “sanctuary”. Add wine tasting to your basket of events.
