A Quick Overview of Rutland North

Rutland North homes are popular with young families and first-time homeowners because of the value and affordability of the community. The area is bustling with these young homeowners as well as with students of the University of British Columbia Okanagan as the campus is close to the neighborhood.  Rounding out the citizens of the area are senior citizens who can stretch their retirement dollars by choosing a condo or house in the neighborhood.

Abundant Parks

The residents love affordability and value. Therefore, they keep their budgets tight by enjoying the abundant parks and access to the Mission Creek Greenway walking trails is just 10 minutes away.  The trail starts at Lakehore Rd in the Mission through to Black Mountain

The City of Kelowna operates several parks in the community. There are play spaces for children of all ages, walking trails, picnic spots, and gardens to visit. The residents take full advantage of these wonderful, free facilities. A few of the more popular parks and their amenities are as follow:

  • Rutland Centennial Park: playground, benches, dogs on-leash permitted
  • Rutland Sports Field: community garden, BMX facility, soccer and baseball facilities, walking trails, off-leash dogs permitted, picnic area
  • Chichester Wetland Park: wetland park, features a pond, turtles, and migrating birds, conservation area
  • Edith Gay Park: baseball diamond, tennis courts, playground, benches, on-leash dogs are permitted
  • Ben Lee Park: Popular park in the summertime for skateboarding, water park, playground, basketball courts and family picnic areas and of course a great place to take a book along to read.

The Mission Creek Greenway is a free system of walking and bicycling trails.  This 16.5 km long trail runs along historic Mission Creek and connects Kelowna city parks, greenspaces, and wildlife viewing areas along the route. It stretches from the mountains to the Okanagan Lake waterfront. Over 1,000 people use the trail every day!

The  UBCO Community

Many homes are owned by employees of the University of British Columbia Okanagan (UBCO). The proximity to campus makes this a desirable location for them to call home. With a short commute to campus, many residents ride bicycles to get there.

UBCO provides a dynamic and diverse vibe to the community. With over sixty degree programs, they draw students and workers from all over Canada and even have a thriving international community on campus.

UBCO also provides the budget-conscious young families access to high-quality cultural events, such as art shows and concerts, at bargain prices!

Rutland North Homes

Rutland North condominiums and townhomes are the most affordable housing in the neighbourhood. One-bedroom multi-family units start in the $200,000 range. Naturally, the price tag grows with the size of the home, and 4-bedroom townhomes sell for around $495,000.

Single-family, detached homes are priced from $450,000 to $700,000 making these homes some of the best-priced homes in the Okanagan region. This is one of Kelowna’s older communities, and the lowest-priced homes will probably need a little TLC.  New construction homes, on popular cul-de-sac streets, will cost closer to the higher $700,000 price point.

One unique feature of these homes is that many of them cater to those college students by including rental suites which defray the mortgage costs…a great point to keep in mind if you’re considering one of those older fixer-uppers!
