Kelowna Market Update May Long Weekend

There were another 44 residential sales recorded last week at an average sale price of $1,120,000. The median sale price was $995,000 and the average days on market (number of days to sell) was 46 days.

Year to date we’ve sold 659 homes. This compares to the 747 recorded at this point in the calendar last year. We have a little catching up to do but momentum is working in our favor and the second half of last year was slower than normal so we will likely surpass the totals of 2023.

Condo Sales

Looking at condominium apartments there were 452 apartment sales this time last year compared to 349 this year. As is the case with residential, we’re behind but improving each week. There were another 25 apartment sales last week which is a drop from the 32 recorded the previous week.

The story from last week is the number of total listings has jumped to 1,755 including 165 from last week alone. We need to generate more sales to offset the number of homes for sale otherwise this buyer’s market will continue.
