You can almost set your watch to Kelowna housing numbers these days as we report another week with little variation. Last week we generated 32 residential transactions with an average sale price of $1,087,000. The median sale price was $894,000.

Of note, three homes sold over $2MM including one over $3MM. Nine of the homes sold in the $680,000 to $800,000 range which is our bread and butter. It’s still a difficult and expensive city to buy a home without any true “affordable” parts of town anymore.

There were 19 condo apartment sales last week and another 12 town houses. If we quickly look at the townhouse market we find it’s almost a mirror image to where we were last year. At this point in the calendar in 2023 we sold 84 units and so far this year we’re at 86.

Things To Do in Kelowna

Now that it’s getting warmer we’re seeing patios opening up and a lot more vibrancy downtown.

  • A really fun thing to do is happy hour at Sandhill Urban Winery in the north end on Richter. This runs Tuesday through Saturday. They also have live music every Friday.
  • If wine isn’t your thing you can walk across the street to Red Bird Brewing and hang out on their heated patio. This is a good start to the weekend and the north side of Clement (NOCLEM anyone?) is turning out to be one of the most vibrant parts of our city. Directions are simple, find yourself downtown, walk towards Knox Mountain and listen for music.

On a personal note Kierra and I are ramping up training for the Vancouver Marathon in early May. This was an impetuous decision made with about 10 seconds of thought put into it but here we are seven weeks out from someone saying ready, set, go. No great revelations to share other than this gives me a lot of time to listen to the Audible app early in the early mornings long before most sensible people are awake.
