Residential Sales
34 residential sales last week including three selling over $2 million and four under $600,000. The same week last year produced 54 sales so we’re beginning to fall behind a bit. A bit of momentum from previous week when we recorded 32 transactions. The average sale price this year is $1,033,000 and the median sale price is $907,500.
Condo Sales
There were an additional 20 apartment sales last week which is up from 19 the previous week. Like residential, this isn’t a huge increase but this corner of the internet is a safe harbour of optimism. We’ll gladly take any good news that comes our way.
Townhouse sales were up from the previous week as well. We put together 16 transactions compared to 12 the week before. All these numbers are smaller that what we would like but they’re increasing which is exciting for the future.
There are 1,151 residential detached homes for sale and another 658 apartments available for buyers to choose from. These numbers are rising and will probably continue to do so. Sales numbers will also increase moving forward and the jury is still out regarding prices.

Kelowna Housing
You can almost set your watch to Kelowna housing numbers these days as we report another week with little variation. Last week we generated 32 residential transactions with an average sale price of $1,087,000. The median sale price was $894,000.
Of note, three homes sold over $2MM including one over $3MM. Nine of the homes sold in the $680,000 to $800,000 range which is our bread and butter. It’s still a difficult and expensive city to buy a home without any true “affordable” parts of town anymore.
There were 19 condo apartment sales last week and another 12 town houses. If we quickly look at the townhouse market we find it’s almost a mirror image to where we were last year. At this point in the calendar in 2023 we sold 84 units and so far this year we’re at 86.
Things To Do in Kelowna
Now that it’s getting warmer we’re seeing patios opening up and a lot more vibrancy downtown.
A really fun thing to do is happy hour at Sandhill Urban Winery in the north end on Richter. This runs Tuesday through Saturday. They also have live music every Friday.
If wine isn’t your thing you can walk across the street to Red Bird Brewing and hang out on their heated patio. This is a good start to the weekend and the north side of Clement (NOCLEM anyone?) is turning out to be one of the most vibrant parts of our city. Directions are simple, find yourself downtown, walk towards Knox Mountain and listen for music.
On a personal note Kierra and I are ramping up training for the Vancouver Marathon in early May. This was an impetuous decision made with about 10 seconds of thought put into it but here we are seven weeks out from someone saying ready, set, go. No great revelations to share other than this gives me a lot of time to listen to the Audible app early in the early mornings long before most sensible people are awake.

We recorded 20 residential sales last week, bringing the annual total up to 132 for the calendar year. At this point last year we had sold 123 homes so we’re slightly ahead of last year’s pace.
The average residential sale price last week was 1,118,000.
Our real estate market generated another 17 apartment sales last week, bringing the annual total up to 83. This is exactly where we were at this point last year, so we’re just treading water on the condo side of the ledger.
There are about 1,050 residential homes for sale in our marketplace and an additional 531 apartment condos. Although I would like to see all of the above numbers higher than they are, they’re numbers we can all work with. Straight up, if a seller needs to sell in this real estate climate, they can simply price their home realistically. Buyers would like to see prices fall, but the realistic ones are looking at the same landscape and deciding that now might be as good as it’s going to get.

Roundup for the Month of January
For the week ending January 28 2024 our market produced another 27 residential sales. Of note there were eight sales in Rutland and two more in Black Mountain. The west side of the lake was quiet last week with only three sales so look for a big bounce back week from the west side. The average sale price last week was $967,000 and the median sale price was $870,000. This is an increase from the 17 homes sold last week and 19 home sales for the same week last year. Progress is progress I suppose.
We will have more to report next week with the monthly wrap up but we’ve gotten off to a better start than last year so we’re heading into February cautiously optimistic.
Week ending Jan 21 2024
For the week ending January 21 2024 Kelowna realtors reported 17 residential sales at an average price of $1,062,000. Of note, a home in Highpoint in Glenmore sold for close to $3 million while at the other end of the spectrum where us normal people live and breathe a home on Dell Rd in Rutland South sold for just under $700,000. This is a fully detached 1970s (approx) home which seems like a phenomenal price for such a good neighbourhood. It sold as soon as it hit the market.
A Ray of Sunshine
Week ending January 14 2024
Recently this has been the place to come for doom and gloom if you’re looking for booming housing numbers but this week there’s a slight ray of sunshine. Sure, it’s still only mid January but we’re building a bit of momentum. Not enough, but still we’re moving in the right direction.
Another blue collar workmanlike week put in last week with a not-too-bad 22 residential sales reported which is up from the 12 recorded the previous week. This is also up from the 19 recorded for the same week last year. The average sale price last week was $939,100 which is a good number for this time of year. With 6 homes selling in the affordable(ok, sort of affordable) communities of Glenrosa and Rutland it kept the average sale price reasonable.
Same on the condo-apartment side of the ledger. Our market posted 12 sales at an average of $703,000. This is up slightly from the 11 the previous week and over double the 5 for the same week in 2023. The average price was skewed way too high due to high end units selling in The Madison, One Water, West Avenue Lofts and one in Sunset Waterfront Resort. I wouldn’t read too much into the average last week. It might even be AirBnB sellers bailing out early, anticipating price drops. We just don’t know yet.
We’re allowed to to be a little optimistic once in a while as long as we remain grounded in the fact that it’s still too early to guess about what’s to come later this spring but so far so good. Will all the above numbers be higher than what I expected them to be? We’re building a good foundation early. We’re a little troubled with January’s inflation numbers but only a little. This is up slightly from the 16 homes sold the same week in 2023 and down from the 22 sold last week. Year to date we sold 46 homes at this early point in the calendar last year compared to 51 this year. We would all prefer these numbers to be higher but it’s something we can work with.
There were 11 apartment sales last week, which is marginally down from the 12 we reported last week and the 13 reported for the same week last year. The busiest and most active part of our market last week was downtown with 3 sales recorded on Sunset, St. Paul and Ellis. We currently have 483 apartments for sale in our marketplace and 1,036 residential homes.
There were 12 apartment sales last week. Nothing really stood out last week in terms of emerging trends. A two-bedroom, two-bathroom unit on Bertram sold for $340,000 and a two-bedroom unit in Meadowbrook sold for $587,000.
It’s the same story here with apartment numbers. January 2024 looks like it will be better than January 2023 so we’re feeling a little better about things early in the year.
Switching gears, Kierra and I are training for the Vancouver Marathon in early May. I’m hoping to finish sometime under 5 hours, and Kierra hopes to be under 3:45. If you’re looking for early morning running, please reach out if you want to run along with us.
The first week of 2024 is done and dusted, and we can report 102 residential sales price of 1,080,000. The upper end of the market helped keep the average price over a million, with 7 homes selling at or over $2 million.
Another 35 homes sold under $800,000.<br />Rutland accounted for 21 of the sales.<br />Glenmore posted 6 transactions<br />Wilden recorded 1 sale.
If we simply backed the seven homes that sold for $2 million dollars out of the equation the median sale price would be a somewhat affordable $875,000.
Rutland South's average sale price is $780,000, which seems within reach for someone selling an apartment or townhouse with a little bit of equity. Yes, interest rates remain high, and prices appear to have stabilized for the time being. There are no early 2024 signs of price increases. It's still early, though.
We’re considerably further ahead from where we were this time last year when we recorded 73 home sales in January 2023. We’re also showing an increase from the 93 sales recorded in December 2023.
In summary, it’s too early to celebrate anything, but we certainly appear to be building momentum at a critical time in the real estate cycle. The Spring market is right around the corner and things are looking brighter than just a few months ago.

Demand slowing down as we enter 4th quarter
There were 25 residential sales recorded last week, which is down from the 30 we saw the week previous. The Average price last week was 1,043,000, which is a little low. There is nothing really to be concerned or excited about with such a small sample size.
So far this calendar year, we've recorded 1,719 residential sales. At this point last year, we were at 2,075, a 17% decrease in volume. Soft landing? Correction? Resetting back to normal? Take your pick on how you want this explained, but the demand for housing is clearly decreasing, and anyone who has taken Economics 101 knows this usually leads to price drops.
There were 15 apartment sales last week, which is down somewhat from the 17 recorded last week. With 525 apartments for sale right now, we're in buyers' market territory, which is a blessing for those looking to enter this market. There are about 25 condo units for sale under $300,000, so getting into this market isn't too out of reach.

Next week, I'll write more about BC's new short-term rental rules, effective May 2024. This will affect Kelowna and West Kelowna homeowners who use AirBnB or other vacation rental companies. The rules appear to be very draconian, especially for people who buy a rental unit solely for using it for short-term rentals.

For the week ending September 24th there were 23 registered residential sales which is a continuation of a trend of unimpressive housing numbers due to the three pronged attack of securing fire insurance, high lending rates and the fire itself. We seem to have tackled the actual fire with help from all the rain we’ve had and air quality is back to normal. Every day buyers are reporting success with securing fire insurance all over our market area so it appears we’ve put that problem in the rear view mirror. We still face challenges with fixed lending rates in the around 6% but at some point if they don’t come down prices will just have to fall until buyers are comfortable locking in at rates most haven’t seen in their lifetimes
The fascinating thing about the 23 transactions is how expensive the homes were. One sold just below $6 million, another one at $3.9M and two more between $2.5 and $3M. The overall average last week was over $1.4 million. This could be the beginning of some sort of trend with high end buyers being less affected by increasing rates and if the perfect $5 million dollar homes comes onto the market they’re less likely to hesitate. People with jobs, car payments and ortho bills most assuredly do hesitate when looking at $300,000 condos or $700,000 detached homes because the difference between a $3,000 monthly payment and a $4,000 payment are huge. This group which includes most of us will delay moving into a larger home, will continue renting or living with parents.
Quickly a word about condos. There were 15 apartments selling last week, which is down from 21 the previous week. With over 500 apartments on the market, we should be seeing downward pressure on prices but this hasn’t happened yet.

There were 25 residential real estate sales for the week ending September 16 2023. Twenty on the Kelowna side of the bridge and five on the west side.
What Does This Mean? Why Is This Happening and How Long Will it Continue?
If you’re just beginning to lear about Kelowna real estate today 25 sales in a week is bad. Last week was bad and the previous week was almost as bad. The trend line tells us that next week won’t be much better.
We’re going through a perfect storm right now with two active forest fires in our market area which are both considered out of control. This means insurance companies won’t open any new policies in an active fire zone and even on the Kelowna side of the bridge it’s on a case by case basis. The third domino to fall is that without fire insurance lenders won’t advance funds on new mortgages.
With all that said, I don’t ever remember the weekly number this low other than weeks between Christmas and New Years with all those holidays.
When the market gets like this and it’s structurally difficult to buy a home the demand is still present. People are still planning on moving because of typical reasons like having a new baby, job promotion or loss, getting transferred to Calgary or any other reason under the sun. We know with absolute certainty that these fires will be put out soon enough and when things get back to normal we will see these numbers get back on track.
When we’re in the middle of a crisis it always seems as though it will never end. It’s the same as when things are booming here and homes sell on the first weekend it seems like the good times will never end but things always get back to normal sooner or later.
Meantime, if your home is on the market right now please stay calm and accept that the showings for your place will increase once things stabilize. Take this time to connect with people you don’t see on a regular basis and just ask if they’re doing ok and find out if you can help.

There were 173 homes sold this past month compared to 184 August 2022. Historical data shows us that August is typically a slower month and this year is no exception. Obviously the forest fires played a huge roll but I don’t think we would have hit 200 under normal circumstances. There were 27 residential sales last week so buyers are still hesitant to make the leap. The average sale price for August was $1,105,000.
Real Estate Prediction for 2024
We know with absolute certainty that there will be at least 2,000 home sales next year at a minimum. When we go through a rough patch in the number of homes selling in the background demand still exists, reasons for families to move will continue, babies will still come into the world, employees will get transferred, etc. Just because investors or some other segment drops out of the housing picture doesn’t mean the sky will fall. There will always be a set minimum in our community regardless of external forces and our number is about 2,000.
Homes VS Condos
The shift we don’t talk about too much is the narrowing gulf between the total number of townhouse and apartments units sold compared to residential. Ten years ago residential homes accounted for 63% of sales activity and today it’s just 51%. This number will continue to shrink as the price of land continues to rise making strata living more attractive.
Things are getting back to normal for most in these parts. Every evacuation alert on the Kelowna side of the bridge including Lake Country has been rescinded so I suppose we can put unpack our vehicles. The smoke comes and goes and today is one of those good days. Windy days are both a blessing and a curse as they move the smoke out of our valley but they also fan the flames.

If there's any advantage in having a major forest fire roll through Kelowna, it is that most of us have been through it before. We can still see the scars from the 2003 fire whenever we mountain bike or walk in Upper Mission or Crawford Estates. We know everything stops; we collectively drop everything and either get out of the way or help strangers load up their trucks.
Kelowna Helping Evacuees
We see evacuated residents and all their vehicles parked at friends' houses, usually with pets, RVs and boats. Everyone is on edge and we are glued to the news for updates. Kids are anxious, animals don't know what's going on, and the adults just do the best they can. Every single one of us here was scared.
All throughout the chaos we see so many examples of how our community is filled with wonderful, selfless people helping out any way they know how. <a href="https://ess.gov.bc.ca/">Government support for Evacuees</a>
Insurance comapnies and banks do what they always do in these circumstances and put everything on hold in terms of real estate. It's tough to secure insurance with a wildfire in the backyard but almost every written contract comes with a force majeure clause delaying closings until things settle down. Again, most of us have been through this before and know the mechanics of keeping transactions on track during fire season.
Throughout all of this 32 people still bought and sold a home last week proving our industry will withstand just about anything.
Okanagan Fire 2003
The Okanagan Mountain Park Fire in 2003 was one of the most significant wildfires in British Columbia's history and significantly impacted the Kelowna area. The fire destroyed over 200 homes and led to the evacuation of approximately 27,000 people. It consumed over 25,000 hectares and led to significant damage not only to residential areas but also to the natural landscape, including Okanagan Mountain Provincial Park.

Six homes sold in Rutland while another three traded hands in Dilworth. 19 of these homes sold in under 30 days and 9 homes took over 90 days to sell.
The average sale price last week was 1,078,000 and year to date the average sale price is $1,132,000. All in all the numbers last week weren’t too bad considering it was a four day week.
The resiliency of the Kelowna home buyer will certainly be tested this week with heat warnings and temperatures hitting the high 30s. If there’s a deal to be had neither cold nor hot weather stops people I’ve found.
There were 22 condo apartments that sold last week. Nothing really stands out except two selling over $1 million on Sunset Dr. downtown and the rare unit selling under $275,000 near Costco.
With the days getting shorter the housing market continues put up consistent numbers week in and week out. Those who are in the business of predicting what the Bank of Canada will do any time they meet can’t really predict with any certainty what’s next for mortgage seekers. I’m fairly confident though that I’ll be reporting another 40-50 sales next Tuesday.
August 1-6
For the week ending Sunday August 6 there were 46 residential home sales reported to our real estate board. At first blush it looks like prices jumped with Excel telling me that the average sale price was $1,245,000 but four of the homes were over $2M and two of those were over $3M. Since January 1st the average sale price is $1,134,000 so last week was a bit of an outlier.
The wealthy among us play by different guidelines and aren’t as affected by lending rate increases, consumer confidence and higher priced fuel or groceries. Multi million dollar vacation homes will continue to sell even during the most volatile of economic times.
With 46 recorded transactions let’s not overanalyze this and just take the W. This is up from 41 the previous week and just when we thought the wind was coming out of our sails we bounced back with a strong week. Hopefully this continues.
Condominiums had a good week as well with 31 apartment sales. This is up from last week also. Six of these units sold under $350,000 and only one sold over $1M. With 535 units for sale this segment of the marketplace continues to be balanced, stable and predictable. In fact, the condo market is likely stronger than we all realize absent real time data on new construction units and pre sales.
July 22-29
41 sales recorded for the week ending July 29 2023 which is what we predicted last week and will likely be what happens when we do this exercise next week as well. The average sale price was $1,150,000.
There were four homes selling between $2M and $3M last week in Lakeview Heights, Lower Mission, West Kelowna Estates and Kelowna South and three homes sold below $700,000 in Rutland, Ellison and Lakeview Heights.
17 homes were sold on the west side of the bridge and 24 sold on the east side.
There were 202 sales in total for the month of July which is sort of meh. This is down from the 249 recorded in June 2023 but up significantly from the 140 sold July 2022.
The stats for both the week and month don’t serve up any surprises at a time when I was quietly hoping for a surprise or two. Now that the calendar has turned over into August things will likely slow down with families more or less set for school beginning in September and most buyers will take a breather and enjoy the rest of the summer. I might do the same :)

Kelowna Home Sales
Last week was another big week in the world of Kelowna real estate. We can add another 65 sales to the total bringing the yearly number up to 807. We’re still considerably behind last year’s total when we we had sold 1,250 homes at this point. <br /> <br /> I think if you’re a glass-half-full type you see promise in the momentum being built with numbers increasing every week after a dismal, cold and dark winter. Prices are stable with the average sale price last week at $1.2 million and all this despite having only 1,168 homes for sale. <br /> <br /> There are always going to be people who wish all of the above numbers were higher but we can take solace in the consistency of Kelowna’s housing market. The extremes are difficult to navigate and months where we generate over 400 transactions just aren’t sustainable and turn into feeding frenzies while the slow months with under 100 sales are grim and seem to have no end in sight. So, ya, 250-275 transactions a month are just about right.
Kelowna Condos
<br /> A quick word on condos. No flashing red lights here either. 469 apartments for sale with 40 sales last week. The total number of sales this year is 494 compared to 763 this point last year. This is almost a mirror image of the residential picture. We’re doing OK here as well.
Week Ending May 8, 2023<br />
A reasonably big week last week in Kelowna real estate with Realtors recording 68 residential sales including 13 from Rutland, 5 from the Lower Mission and 4 from downtown. The average sale price last week was $1,113,000 and the average number of days to sell was 55.
The number of homes for sale right now is 1,122 including 6 foreclosures, 145 vacant homes and 147 tenant occupied homes. If this market is going to produce 250-300 sales per month the market is balanced right now and I don’t see this changing through the end of summer unless something fundamental changes in the overall economy.
There are 470 apartments for sale in Kelowna in all shapes, sizes, price ranges and locations. Prices start at $209,000 for a studio apartment in an age restricted building on Sutherland up to a $12 million penthouse on the 36th floor in One Water street. Lots in between too. There were 38 sales recorded last week. The condo market is also balanced and in a pretty good place right now with a consistent number of transactions happening every week despite a limited supply.
Alberta Fires
We’re all concerned about the fires in Alberta right now. It’s a part of life here to have a go-bag ready during fire season just in case. If anyone has been evacuated and in need of accommodation we have two extra bedrooms, a couple of couches and lots of floor space. I’m not sure if we have any evacuees in Kelowna right now but when we do local bylaws are ignored and we see horses, chickens and other animals grazing on front lawns in residential neighbourhoods. People really come together for one another.

At this point in the year last year there were 987 sales at an average sale price of $1,277,000. Let that sink in for a second for two. When you read articles about the “new normal” in real estate this is what they’re referring to. I don’t think there’s much need to focus on the $1.1M vs. $1.2M change in pricing because we’ll surpass that number in no time but I’m not sure if we’ll see 300 transactions a month anytime soon.
552 transactions isn’t all that bad though and in many ways it cause for relief. This number means we’ve repaired confidence again to the point where buyers are out there again submitting offers, visiting open houses and booking moving trucks. The 54 transactions last week represents another week of increased sales activity albeit a slight increase. There’s no doubt we’re moving in the right direction.
Condo market is somewhat blah. 346 units sold so far this year compared to 590 y/y. We’re digging out here also and are grateful for the simple fact that this segment of the market is rebounding so fast. The condo market almost appears bulletproof with a never ending demand for well priced product.
Coffee With Andy for the week ending April 15 2023
There were an impressive 49 residential homes sold last week bringing the total up to 498 for the year. The average sale price was a bit of an outlier at $1,250,000 because of five homes selling over $2 million and only three under $700,000.
So far this year the average sale price is $1,160,000. Higher prices are likely because of the nice weather we’ve been having which brings more out of town money into Kelowna and makes a mockery of my predictions, but we certainly welcome the newcomers.
Things were also robust on the condo side of the ledger with 34 apartments selling at an average price of $476,000. This is the same as the overall average this year with 315 condo sales. This segment of the market has become predictable and stable and I’m not expecting any wild swings in pricing through the spring.

Bank of Canada announced today that there won’t be any interest rate adjustments until at least June 7. The rate remains unchanged at 4.5% where it’s been since January.
There are 1,071 listings active now in our real estate board area including 112 brought to market last week. We have 499 apartments in all shapes and sizes for sale with 61 being listed for sale last week. These numbers need to be higher and will hopefully increase over the next few months but overall there is a shortage of listings
April has started out a little slow with only 34 residential sales recorded last week in addition to another 25 apartments. The average price so far this year for apartments is $477,000 and $1,100,000 for residential. These numbers have been consistent and will likely remain so as long as interest rates remain stable. Sure, there are external threats out there including increased energy costs, food costs as well as a constant threat of a recession but the outside noise has always been there.
We’re in a time where the numbers aren’t even all that interesting any more. Prices have stabilized and buyers aren’t buying as often as they have been over the past three years. This isn’t necessarily a bad thing having people stay in one place for 5-10 years instead of moving quickly every 12-18 months. It’s likely healthier for our overall mental health spending weekends riding a bike instead of visiting 10 open houses.

The business of buying and selling real estate in Kelowna continues with the main players being consumers who would normally move because normal life stuff happens. For example a job transfer, moving to be closer to family, downsizing, students, marriage etc. and these things haven’t changed. The people absent now are the house flippers, investors, builders, speculators and those purchasing with hopes of moving here five or ten years from now. The second group are still on the sidelines watching and waiting. The good news is that the first group represents the bulk of transactions recorded and they will never go away.
There were 415 residential homes sold during the first quarter this year at an average sale price of $1,118,000. The first quarter last year saw us record 782 homes at an average sale price of $1,269,000. Apartment sales are similar on the unit sale side with 256 sales during Q1 2023 compared to 471 sales during Q1 2022. Apartments are selling for 13% less this year compared to the first three months of last year. I don’t know why residential sales are up while condos are down. More than likely it’s a combination of increased supply of apartments on the market, fewer investors and changing legislation making it less appealing for landlords. Let that sink in for a moment before we try to figure out why this happened and what we can expect over the next three months.
The first part is easy. Numbers are down because of interest rates. Full stop. What we can expect over the next three months and the rest of the year is a little trickier to predict. We’re completely immersed in these numbers on a daily basis and trends are emerging with increased sales figures each week and month so if this continues, we’ll continue to at what everyone considers “normal” soon enough. There are threats with increased energy costs on the horizon, limited supply of homes for sale and ongoing inflation but the resiliency of the Canadian home buyer has been tested and they don’t sit on the sidelines very long.

A very workman like week here in Kelowna last week with 33 residential sales recorded throughout our board region and another 20 apartment sales. The average prices were 1,120,000 and $425,000 respectively which is in line with where they’ve been since last summer.
If you’re a home seller in this market and you’re hoping for pricing to return to early 2021 pricing it looks like you’ll be waiting a long time. Same thing on the flip side for buyers hoping for an overreaction to interest rate increases hoping for price drops. It looks like we’ve reached some sort of middle ground on pricing without much fanfare. Well priced homes sell within a reasonable time frame while overpriced listings just seem to sit there for sale forever.
There were 165 new listings brought to market last week bringing the total to 881. It’s clearly a buyers’ market here in Kelowna with active listings and monthly sales lower than what we’d like to see but things are gradually moving in the right direction.

There were 86 new residential listings last week bringing the total up to 881 homes for sale. This number is almost double where we were at this time 12 months ago. As a community, we listed 49 new apartments for sale bringing number of condos for sale up to 433. These numbers will continue to rise as we approach the Spring.
Residential sales numbers are off significantly compared to last year. There were 72 homes sold last month compared to 181 in January of 2022. Same for apartments with 52 sales last month which is a significant drop from 103 sales January 2022.
A lot of what is going on right now is seasonal. The low sales numbers we’re experiencing are clearly a result of higher interest rates and fewer homes to look at but in any given year we only sell about 5% of our total sales volume during the month of January. It looks like we’re going to solve our low inventory problem before unit sales increase with more and more homes hitting the market daily.
February is starting strong 27 residential sales through the first six days and another 19 apartments sold so far so we’re on pace to surpass January’s numbers by next week.

This is reasonably normal for this time of year and will increase to over 1,000 in due course.
There were 19 homes sold throughout our marketplace last week and the average price was $1.1 million. It’s been a bit of a slow start to the beginning of the new year with fewer transactions but this week was stronger than last week and the previous week so in an ideal world we will build on this momentum over the next few weeks.
Black Mountain and Lakeview Heights were the two most active neighbourhoods combining for 7 of the 19 sales including one selling over $3 million.
There are 330 apartments for sale in all price ranges and another 45 for sale up at the ski hill. Thirty affordable apartments can be found for sale in the $200,000 to $300,000 range which is an encouraging sign for first time buyers. There have been 13 apartment sales over the first two weeks of 2023 so we’re still waiting for this part of the market to get started.
There are a lot of really nice well priced homes for sale right now that would have undoubtedly sold immediately in most other times but for some reason are sitting idle for weeks. Bearish buyers who are continuing to sit on the sidelines waiting for price drops might be being a little too cautious because history tells us Kelowna sellers seem to have more staying power and haven’t been entertaining below market offers compared to sellers in other parts of the country. For buyers it’s likely as good as it’s going to ever get right now.

25 brave souls took the plunge and purchased residential real estate in Kelowna last week. Prices were all over the place with one selling over $5 million and four more between $600,000 to $700,000. December will likely be a bit slower than usual factoring in the weather. As of today we’ve sold 2,344 homes this year and I’m still clinging to the raft of hope that we’ll hit 2,400 for the year. 200 transactions a month is about the minimum for a sustainable real estate industry in Kelowna with the numbers of lawyers, conveyancers, inspectors, appraisers, Realtors, movers, mortgage brokers, assistants and everyone else who help keep our housing market advancing forward.
For those of you who make it to the second paragraph of these updates
Kierra and I want to extend a huge outpouring of gratitude for the support, friendships and sharing of ideas over the past year. This has been one of the toughest years ever when it comes to determining the price of a home with so much fluctuation in values and external factors no one has control over. We haven’t been right as often as we’d have liked over the past year but we appreciate you coming to this little corner of the internet listening to us trying to figure things out.

Kelowna MLS recorded 129 residential sales in November at an average sale price of $1,129,000.
This is down from the 292 sales recorded November 2021 but prices are more or less in sync with the price being $1,139,000 last year. Compared to last month, October 2022, unit sales are down slightly from the 145 recorded. Prices are slightly down from $1,163,000.
There were 62 homes taken off the market at month end bring the current total of homes for sale at 1,017. Low numbers are the norm for November and December likely won’t be much better for obvious reasons but there clearly has to be pent up demand in a community our size which should materialize incrementally in the new year.
The provincial government changed the laws surrounding rentals be eliminating rental restrictions in strata buildings regardless of what a strata council votes. We also eliminated age restrictions other than 55 plus buildings so moving forward a 19 plus restriction is unenforceable. For what it’s worth I agree with these changes. Twenty or thirty somethings will now be able to buy with confidence knowing a newborn baby will now be welcome and won’t mean having to sell. As for rental restrictions, circumstances often change and this brings peace of mind knowing that renting a condo is possible if a sudden move happens. I know a lot of people disagree with these changes but moving forward condo owners will have a lot more options at their disposal.
Last Week Week of November
33 Residential sales last week in Kelowna which is s bit of an uptick from the 27 recorded last week. Average sale price was $1,051,000. These numbers are a continuation of a trend we’ve been seeing and if nothing else, our housing market has become predictable and consistent.
Predictability and consistency are things we can work with as we go through a period with more or less the same level of home sales being reported every week. Sure, we all wish there were 60-70 weekly sales but this is our market and we’re just going to have to get used to it. Counting on things significantly improving come spring time is probably wishful thinking so it’s best to adapt to where things are now.
There are only 1,100 homes for sale which isn’t all that much and sellers who price their homes correctly have a good chance of generating a reasonable offer. This is important in any market and consumers continue to see Kelowna as a blue chip housing market with a bright future.

Let’s take a quick break from real estate numbers this one time because you read about that all the time from me and change things up a little.
Kierra Smith took the real estate licensing course and passed the exam earlier this Summer so she’s now on board injecting a boat load of energy into my our real estate business. Kierra is a recent graduate from the University of Minnesota where she lived for six years back in the pre-pandemic era. Prior to that she grew up here in Kelowna living in a real estate family having to endure a zillion real estate conversations and all the ups and downs of this wonderful industry.

Prior to joining Royal LePage, Kierra swam for the Canadian junior and national teams for twelve years competing in over twenty countries. She’s a Pan Am games champion, NCAA champion, World Championships bronze medalist, eight time Canadian champion and two time Olympian. Kierra brings “Athlete Energy” and a super human level of enthusiasm to the table.

We also have a brand new website. 44 sales last week at an average sale price of $1.1M which is up slightly from last week’s dip below $1M.
We registered 28 apartments sales which has been consistent and predictable most of this year.
Looking at things on an annual basis residential unit sales are down 34% from this point in 2021 and no signs if things changing. Hopefully 2023 will be a typical year without the wild swings where our industry is either working 16 hour days or twiddling our thumbs.
The average sale price so far this year is $1,033,000 which is down from where we were last year at $1,230,000.
2018 to 2019
This isn’t a big deal unless you bought at the wrong time with a variable rate mortgage. It might take a while to catch up but for most we need to remember that the average sale price in 2018 was $734,000 and 2019 was $805,000.
From a wide angle lens things are going reasonably well here on the housing front but there certainly are some casualties.
2020
Ending on an optimistic note even though unit sales are down considerably from last year they’re still higher than they were in 2020 and 2019 at this point. I think we all became accustomed to homes selling in a week instead taking a few months.

August Sales So Far
There were 44 residential home sales for the week ending August 14th. Prices ranged from a low of $463,000 up to $2,480,000. Sales activity is still, well, awful but less awful than it’s been of late. If there’s any sort of bright spot we know where the bottom is. If we can generate 40-50 residential sales per month in a community our size with conditions buyers are facing right now we’ll always be alright.
Prices Changing
There is downward pressure on prices. We were on quite a roll with prices trending upwards for so long but last week saw the average sale price drop below $1 million for the first time in two years. A random week in August during a heat wave is more than likely a statistical outlier but with interest rate volatility and an increased supply of homes for sale economics 101 suggests prices should continue to decrease.
Condominium Sales
Condos had a good week. Average sale price last week was $575,000. See above for explanation of why we don’t put too much emphasis on weekly averages because there was a $2.6M condo sale that skewed everything up. 27 sales last week though which is reasonably good and is a good sign that momentum is continuing for this segment of the market.
Forecast for 2023
This isn’t going to be the year where Kelowna sells more strata titles properties than residential homes but next year might. The gap is narrowing with 1,634 strata sales (including townhouses, apartments, bare land strata communities) and 1,747 residential home sales. Keen market observers (ok, keener) could make a strong argument that strata has already surpassed residential if you considered market activity from condo developers selling directly to the consumer which aren’t factored into MLS numbers. Once condos surpass residential in terms of unit sales there won’t be any looking back.

24 apartment condos sold last week with an unusually high average of $517,000. Prices ranged from a low of 280,000 for a 1 bedroom condo in All Star Court up in Rutland up to $1.3MM for a penthouse in The Cove Resort on the lake.

Average Residential Sale Price
On the residential side we saw 41 sales last week at an average of $1,041,000. All these numbers are low but we’ve seen consistency and predictability throughout the summer. There is clear downward pressure on prices as we inch towards seeing averages fall below $1 million which is keeping buyers on the sidelines as many of them expect deals as sellers become nervous. I’m not so sure this is a wise strategy predicting peaks and valleys in any housing market but that’s where we seem to be.
Changes
So, if this is our housing market correcting or if we’re going through a “soft landing” it really isn’t so bad. Sure, first time buyers are being clobbered with higher interest rates and are obviously hesitant and sellers who might have fixed term mortgages about to renew are taking a sober look at their personal budgets but on the whole we’re a mobile community with a lot of us moving between the coast and Alberta. This won’t change long term.

There were just 31 residential sales last week at an average sale price of $1.13M. This is about half the number of transactions we recorded this time last year and about 30% of the number recorded in 2020. We all know the reasons by now with purchasers who didn’t jump into the market during the past two years are deciding to continue sitting it out until interest rates stabilize and/or prices drop. It might be a long wait for them which isn’t good news for anyone. First time buyers are the lifeblood of any real estate market and with this group playing sitting on the sidelines it might be a while before numbers get back to normal. We’ll keep reporting them though.
Condominium Market
There are signs of life in the condo market with 26 transactions recorded last week. After four weeks in the teens we’re finally able to report a decent week for this sector. With 460 apartments on the market and about 100 sales per month this market is more or less balanced and reasonably healthy with every price point selling albeit for less than sellers would like.
Sales
West Kelowna Estates is averaging only 1 sale per week with 50 homes on the market. Over the past three weeks there has only been three home sales in Dilworth Mountain so we know this won’t continue. Kettle Valley has only recorded two residential sales over the past three weeks putting buyers firmly in control. Historically Kelowna home sellers have collectively taken the strategy of waiting things out until the rest of the world decides where interest rates will land, when grocery store visits stop alarming us and gas prices stop bouncing around.
There are still some “have to” sellers out there and aggressive buyers are taking advantage to some degree but for most people actively participating in Kelowna’s real estate market right now are noticing a real slow down in market activity.

There were 32 residential sales last week bringing the total for the year up to 1,474 homes sold. We’re significantly behind where we were last year when we had already recored 2,267 home sales at this point of the year but well ahead of any typical year. We’re well ahead of the pace of 2018 and 2019 so it appears things are back into a normal pattern. Sure, we’re vulnerable to interest rate increases like everyone else and reading the news makes me as nervous as anyone but overall there is a lot of real estate being sold in this city.
The average was high last week at $1,336,000 because it was skewed heavily by a couple of big $7.2M and $3.2M sales. The median sale price was $1.0M which seems about right.
There were 22 apartment sales last week bringing the annual total up to 888. With 391 active apartment listings now we’re in a balanced market but headed towards a buyers’ market. It’s getting difficult to show a lot of higher end condos these days because anyone renting short term has full occupancy right now.

Greetings from downtown Kelowna. The real estate market experienced a little bit of an uptick last week with 40 residential sales being recorded at an average sale price of $1.22 million. The latter number is higher than expected especially with fewer out of town purchasers but there aren’t enough unit sales to make any confident predictions about prices just yet. We can expect more activity now that the Coquihalla highway has reopened and outsiders will come back to visit us again. There were 54 new residential listings brought online last week bringing the total to 354 homes for sale. 16 apartments were listed for sale for a total of 203 active listings. All these numbers are low and are expected to increase with the days getting longer and snow melting. As always, thank you for reading.

First of all, this week we visited the Abbott Street Cafe near Strathcona Beach, behind KGH. They use GioBean coffee which, if you’re familiar, is the coffee shop down near the Grand hotel. If you live in Kelowna you know how difficult parking is down and around the hospital, BUT, if you’re on foot, Abbott Street Coffee is a wonderful little spot. It is on the water and the service is 10/10. As you’ll learn in the next 4 paragraphs, I’m not busy. Give me a call if you’d like to talk about real estate over coffee sometime. There were 30 new active single-family residential listings last week, bringing the total to 376. So, still nothing for sale. 27 new apartments were brought to market last week bringing that total to 278. Still not good. Sold numbers are even worse… 19 single-family residential sales last week and 25 apartments sold. These are numbers we would see over lunch on a Tuesday here in the spring. The only interesting stat is out of the 19 residential houses that sold, the average price was 940,000. This is a meaningless number only because there are so few sales. The interesting part is that the average asking price was 921,000. It is an anomaly, but the average sale price is higher than the average asking price which means we are seeing multiple offers and anything priced well will sell. There are still buyers out there - just not as many. This is real estate in Kelowna during the 5th wave of a pandemic, kids being home from school, and everyone busy shoveling their driveways

Happy New Year!
It’s still too early for the end-of-year/month roundup so let’s sneak in one more weekly Kelowna housing update. There are a total of 403 residential homes for sale in Kelowna including 18 new listings brought to market last week. This means the market more or less took the week and this likely means this week will be quiet also. Not unexpected considering the cold temperatures and all the snow we’ve been having. There are 195 apartments for sale right now including 18 new listings last week. Again, these numbers are seasonal and will increase in January. There was a little more sales activity with 35 residential sales recorded last week and another 25 apartments sold here in Kelowna. Both numbers are lower than what we’ve seen all year but real estate commerce is still taking place even during Christmas week. Thanks for reading. See you in the new year.

There were 28 new listings brought to the market last week, bringing the number of homes available for sale right now to 444. The 28 new listings this week range in price from a high of $21 million to a low of $299,900. There are currently:
52 homes for sale under $800,000
65 for sale between 800,000 and $1,000,000
202 between 1M and 2M
71 between 2M and 3M
As expected, the real estate market has continued to decelerate towards the holidays. Knowing not to bet against the Kelowna real estate market, we can predict that things will pick up again once our Christmas trees are put away and New Year's resolutions are taking shape.

There were few new listings at our weekly office meeting, not too many people in the office frantically running around assembling paperwork and my cell phone isn’t buzzing all the time like it often does. The numbers back this up also.
Some of the numbers are what you’d normally expect to see in December. 56 new residential listings were brought to the market bringing the total up to 470. We’ve become accustomed to limited inventory so this isn’t a big surprise. The number that jumped out this week was total sales for the week. We generated 47 residential sales which is a significant decrease from 71 the week prior. If this turns out to be Kelowna’s version of a market slowdown we’ll be in good shape heading into 2022. Lots of reasons for this of course and you’re familiar with all of them…..floods, broken highways, omicron, Christmas, etc. Unfortunately, I could go on and on but a respectful hockey stick taps to those braving everything to buy a house.
