Christmas is about bringing family and friends together and we hope you have the time to spend with the ones who are close to you.

We are excited to have our family home this year and realize that as the children get older the less likely it will happen in future years. Kierra is now 20 years old and  in her third year  at University in Minnesota and Emmet graduates high school this year. It is funny how you do not feel old until you look at your children and realize they are now adults. The same goes for our clients that we helped them buy their first home before they had children and are now calling us to sell the family home because their children have grown up and  they parents are now “empty nesters”

If all the predictions are correct including the 7% increase in Kelowna house values as predicted by ReMax Elton Ash  then is will be good for sellers. For those  buyers thinking of making a purchase in 2015 the sooner you react the better before the market does increase 7%.

Ever feel overwhelmed with the process of getting a mortgage? Ever feel like no one is taking the time to explain the fine print? Ever feel confused as to whether to use a mortgage broker or your bank? I can help! I have worked for a local credit union and a chartered bank over a period of 10 years. So I know first-hand the difference between a broker and a banker. A mortgage broker works for you for FREE and has access to over 50 lenders. This means a mortgage broker does all the shopping around so you don’t have to. As a broker, I use my knowledge and experience to negotiate the best rate and product possible that will suit your needs.

The bank has access to one lender, them! They can only sell you their product, whether it’s truly right for you or not. A broker only gets paid (from the lender) if they get you a mortgage. When you see a bank representative, that mortgage negotiating is typically left up to you and they are paid a salary regardless of the outcome. However, that negotiating is limited as banks are not flexible on their rates and can’t sell a product they don’t have. I love that as a broker I can take the time to explain the process. I do the leg work so you don’t have to, making the process as stress free as possible. I explain the fine print and what it actually means to you.

I lay out your options and let you decide which mortgage plan will suit your needs best. I work with you and for you. The bank works for them. When I saw these differences, it was clear to me I needed to make a career change. Don’t get me wrong; I’m not slamming the financial institutions. But when it comes to truly getting you the best rate, the best product, saving you money on your monthly payment and possible payout penalties, using a mortgage broker is the only way to go. Another difference between mortgage brokers and banks is that in BC, mortgage brokers must be licensed and are subject to a strict set of requirements. Accredited Mortgage Professionals (AMP) must take continuing education courses in order to maintain their accreditation. Bank Representatives are not licensed and require no formal training.   1. Last 2 years Notice of Assessment (NOA) and T1 (Tax return) if you are self-employed, the last 3 years

  3. Current employment letter outlining your start date, position, wage and hours.
  4. Existing mortgage details, if you own your home already

The holidays make Kelowna a welcoming place for both couples and families, because there’s so many activity options for both young and old. Whether you want to see Santa, spend a few hours Christmas shopping, or head out on the ice, we’ve got a list of 10 things you can do this December in Kelowna.

 

  1. Dec 2- Mar 2015 Strap on your skates.

 

December means the Stuart Park Ice Skating Rink, which is open everyday from 6:00 a.m. till 11:00 p.m. If that’s too far, you can also visit one of the other ice rinks if you’re looking for things to do in December in Kelowna. Just check the City of Kelowna skate schedule for options.

 

  1. Dec 1-23 Go on a Winter Wonderland Ice Wine Tour.

 

Distinctly Kelowna Tours operates a winter wine tour option with late harvest and ice wines from fine wineries on the wine trail. You’ll visit Little Straw Vineyards, Volcanic Hills Estate Winery, Quails Gate Winery, and Kalala Organic Estate Winery during the tour, which is offered from November 22 till December 23. Enjoy a glass of fine wine, learn about the wineries and get some Christmas shopping done on this unique excursion.

  1. Dec 1 -24 Pick and cut down your own Christmas tree.

 

British Columbia is full of Christmas tree farms. You can find your next tree in Kelowna by visiting PickYourOwnChristmasTree.org, and locating a nearby farm. Some farms feature bonfires, live music, hot chocolate, sleigh rides and more.

 

  1. Dec 3 -21 Watch a beloved musical.

 

The Kelowna Actor’s Studio has several performances for you this holiday season. First up is Oliver! running December 3 to December 21. Oliver! is the classic musical adaptation of Charles Dickens’ Oliver Twist and is appropriate for the whole family.  December 15 features a class version of A Christmas Carol, and finally, on December 16, the studio will present a young people’s version of another classic, The Sound of Music.  Dec 4- 6 View a Living Nativity at Willow Park Church.

 

Free for the whole family, the church’s Living Nativity is a four-part interactive event with live animals, improve, scenes of Christmas and more. It appears on December 4 through 6, and has 12 showtimes. All you need to do is just show up to enjoy the fun.

 

 

  1. Dec 6 Celebrate the coming holiday season at the downtown tree lighting.

 

The 26th Annual Downtown Kelowna Light Up! is December 6, and the event has activities for the whole family such as face painting, ice skating, crafts, live music, refreshments and more. Wine tasting for the adults who want to try a different holiday spirit, and kids can sit on Santa’s lap. The Downtown Kelowna website has a full schedule which features Kerry Park and other destinations.

 

  1. Dec 6 -12 Engage the little ones with a Christmas puppet show or movie at the Kelowna Public Library.

 

The Kelowna Public Library has several sessions of fun this December, such as a puppet show of Pete the Cat Saves Christmas, on December 6, 10, 11, and 12. There’s also a free movie showing of the classic family movie Home Alone on December 14 12:30 to 2:00 p.m, with popcorn and juice boxes provided.

 

  1. Dec 12 -14 Watch Ballet Kelowna perform the classic The Nutcracker.

 

The Canadian School of Ballet presents a new staging of The Nutcracker for three nightly performances starring Ballet Kelwona. Elaborate costumes, breathtaking scenery and the familiar sounds of this beloved ballet make for a night to remember. See it December 12, 13, or 14 at the Kelowna Community Theater, with two performances available December 13 for afternoon and night sessions. You’ll find tickets and more information at the Kelowna Actor’s Studio.

 

    9. Dec 13-14 Do some shopping at the 2014 Kelowna Christmas Show.

 

Still have a few things left to buy on your list? Stop by the Kelowna Christmas Show, which runs December 13 and 14 this year. You’ll be treated to handcrafted items by over 40 vendors including baby items, homemade treats, glass wear, and soaps. A kids area with coloring, face painting, and Santa will be available as well. Tickets are $5 for adults, and children under 12 are free.

     10.Dec 19 Hear Bach, Handel and Verdi at the Okanagan Symphony Christmas Concert               Yuletide Brass

 

Get in the Christmas spirit by listening to the Okanagan Symphony play holiday musical pieces during Yuletide Brass. Featuring the Fish on Five Brass Quintet, the concert will showcase Bach, Handel and Verdi at the Kelowna Community Theatre on December 19.
