20 Critical questions to ask a realtor,
before you sign anything
- What type of guarantee do you offer?
- Will you guarantee the sale of our home in a certain time?
- Am I locked into a listing with you or do I have the absolute right to cancel the listing agreement at any time, for any reason, with no strings attached?
- Do you have any testimonial letters from previous clients I can see.
- Do you stay in touch with me from the beginning of the listing until the closing? How often? In what way?
- How many personal assistants do you have, can I meet with them before I list with you?
- Do you do anything to prepare a house for the market? What?
- How much time and money are you willing to invest in telemarketing to the homeowners in this area to find out if they know a potential buyer?
- Do you do direct mailings about my property? To Whom? How often? How many?
- Do you prepare professional flyers detailing the amenities and highlights of the home to be given to prospective buyers who come into the house?
- Will you personally be there when contracts are presented to handle all the negotiations?
- May I see your resume or personal brochure?
- Could you provide a 20 person reference list with telephone numbers?
- What is your average market time compared with the average market time?
- What is your list to sales ratio compared with the average market ratio?
- Could you give me seven reasons WHY I should list with you rather than the other agent who is calling on me?
- Do you personally spend money on advertising? Does your company spend money? Where? How often?
- Do you have a WRITTEN marketing plan for marketing my property? Can I have a copy?
- How many listings do you currently have?
- How will you encourage other realtors to sell my home?
