&lt;p class="MsoNormal"&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;span&gt;Let&amp;#39;s
define downtown as being from Poplar point up near Knox Mountain, up to Gordon
Drive, then South to K.L.O., and of course the Lake on the West. &amp;nbsp; Argue
all you want....my blog, my boundaries! &amp;nbsp; &amp;nbsp;There are currently 137
residential homes for sale downtown and 280 condominiums. &amp;nbsp;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;span&gt;Last
year at this point in the year, there were 61 condo sales recorded at an
average price of $331,000 and this year there have been 80 sales at a $312,000
average. &amp;nbsp; As for houses, it&amp;#39;s the same trend. &amp;nbsp;Last year saw 49
sales through the beginning of May at an average of $394,000 and this year the
average is $389,000 based on 49 sales. &amp;nbsp; &amp;nbsp; Seems clear that prices
are softening somewhat in the downtown core resulting in increased sales
activity. &amp;nbsp; &amp;nbsp;With approximately 20 condo sales a month downtown we&amp;#39;re
still stuck in a buyers&amp;#39; market but a &amp;nbsp;significant improvement over the 15
sales per month we were generating last year. &amp;nbsp;We need to get this number
to 45 per month for a balanced market so let&amp;#39;s keep those price reductions coming.&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;span&gt;There
is still a 10 1/2 months supply of residential houses on the market today so,
like condos, it&amp;#39;s a buyers market but showing signs of improvement. &amp;nbsp;We&amp;#39;re
averaging 13 sales a month compared 12 last year and prices are down
marginally. &amp;nbsp;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;span&gt;Currently,
there are 15 lakeshore homes for sale and 68 lakeshore condominiums. &amp;nbsp;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;span&gt;Finally,
there are 13 downtown condos in foreclosure and 6 houses.&amp;nbsp;&lt;/span&gt;&lt;/p&gt;

is still an over supply of condominiums on the market here in Kelowna but the
good news for sellers is that the number of sales is on the rise and the good news for buyers is it is a great time to buy a condo.. &amp;nbsp;There
are 1,384 freehold condominiums for sale today and there have been 379 recorded
sales through May 1st. &amp;nbsp;Let&amp;#39;s quickly compare this to the last three years
(January 1 to May 1)...&lt;/span&gt;&lt;/p&gt;

first thought....&amp;quot;thank goodness 2009 is over&amp;quot;. &amp;nbsp;The 379 sales
this year represents a 12% increase in units sold and no one can deny this
isn&amp;#39;t a positive sign for our condo market. &amp;nbsp;Prices have dropped
marginally from last year&amp;#39;s $290,000 but we&amp;#39;re still where we were in 2009
which isn&amp;#39;t too bad when you look at the amount of inventory on the market.
&amp;nbsp;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;span&gt;From
an historical viewpoint, the average sale price 10 years ago (jan-may) in
Kelowna was $140,000 with an almost identical number of solds (391). &amp;nbsp;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;span&gt;&lt;img height="94" src="http://media.point2.com/p2a/photoalbum/a66b/f9bd/5385/e608699a996f0b2b079e/w475h356.jpg" width="239" /&gt;&amp;nbsp;We
seem to be treading water at the 172 mark for total foreclosures in our city.
&amp;nbsp;Lenders don&amp;#39;t discriminate who&amp;#39;s foreclosed on when you look at the
numbers closely. &amp;nbsp;An astute buyer can buy mobile homes, ski hill condos, lakefront
lots, senior&amp;#39;s assisted living condos or standard issue middle class family
homes. &amp;nbsp; There was a big worry last year that the number of foreclosed
homes with escalate to over 200 by this time but this doesn&amp;#39;t seem to be the
case. &amp;nbsp; There have been 87 foreclosure sales so far this year so our
courts have been busy and efficient turning them over.&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;

That is an impressive 10% increase in sales. The average sale price this year is $275,000 compared to $290,000 last year. The correction in prices is clearly having an impact on sales and it is good to see.&lt;/p&gt;
&lt;p&gt;There have been 55 residential sales in Kelowna over the last 7 days plus another 35 Kelowna condo sales. Condominium&amp;nbsp; sales have been flat here for so long it&amp;#39;s encouraging to see&amp;quot;condo-selling-season&amp;quot; in Kelowna . Older baby boomers looking for University housing choices are here now scouting around for August occupancy and the out-of-towners are typically starting to look for investment properties this time of year.&lt;/p&gt;

Re/Max Kelowna sold Diane Parker&amp;#39;s listing from Royal LePage on
Sonoma Pines late in the day on April 30th for our board&amp;#39;s 200th sale of the
month. &amp;nbsp;I know it&amp;#39;s just a psychological barrier but it&amp;#39;s terrific to be
able to report a monthly sales stat that starts with a &amp;quot;2&amp;quot; again. We
had 172 sales in April 2011 so the trend is certainly upward. &amp;nbsp;The average
sale price last month was $504,100 compared to $488,000 the previous April.
&amp;nbsp;We broke through the half-million dollar barrier because of 8 sales over
$1 million last month. &amp;nbsp;There are still 2002 homes on the market so let&amp;#39;s
not get too excited. &amp;nbsp;We would need to be generating just over 300 sales
per month to be in a balanced market.&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="margin-bottom:0.0001pt;line-height:normal;background:none repeat scroll 0% 0% white;"&gt;&lt;span style="font-family:'Trebuchet MS','sans-serif';color:black;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="margin-bottom:0.0001pt;line-height:normal;background:none repeat scroll 0% 0% white;"&gt;&lt;span style="font-family:'Trebuchet MS','sans-serif';color:black;"&gt;Looking at the data a little closer.
&amp;nbsp;Let&amp;#39;s start with &amp;quot;normal people&amp;quot; numbers. &amp;nbsp;In the
$300,000-400,000 price range there are 364 homes for sale and we generated 52
sales last month. &amp;nbsp;Not bad. &amp;nbsp;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="margin-bottom:0.0001pt;line-height:normal;background:none repeat scroll 0% 0% white;"&gt;&lt;span style="font-family:'Trebuchet MS','sans-serif';color:black;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="margin-bottom:0.0001pt;line-height:normal;background:none repeat scroll 0% 0% white;"&gt;&lt;span style="font-family:'Trebuchet MS','sans-serif';color:black;"&gt;In the $400,000-$500,000 range there
are 422 homes for sale with 69 sales last month. &amp;nbsp;Even better.&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="margin-bottom:0.0001pt;line-height:normal;background:none repeat scroll 0% 0% white;"&gt;&lt;span style="font-family:'Trebuchet MS','sans-serif';color:black;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="margin-bottom:0.0001pt;line-height:normal;background:none repeat scroll 0% 0% white;"&gt;&lt;span style="font-family:'Trebuchet MS','sans-serif';color:black;"&gt;If you&amp;#39;re one of the 336 homeowners
with a home for sale over $1 million, things are a little more encouraging but
there were still only 8 sales in April. &amp;nbsp;Something has to give
here....either a lot of the 336 homeowners have to be more realistic or we need
to start selling 50 sales a month. &amp;nbsp;Stay tuned.&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="margin-bottom:0.0001pt;line-height:normal;background:none repeat scroll 0% 0% white;"&gt;&lt;span style="font-family:'Trebuchet MS','sans-serif';color:black;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;

stat....there are more homes for sale in Kelowna priced over $1 million (336)
than under $375,000 (332). &amp;nbsp;&lt;/span&gt;&lt;/p&gt;

channels at one point to take a quick peak at American Idol only to switch back
to find out we missed the final goal and the game was over. &amp;nbsp;It was a

There were 176 residential and 102 condo sales in the first 6 weeks of 2012. &amp;nbsp;The average residential price this year is $445,000 and it was $469,000 for the same period last year. &amp;nbsp;There were five homes selling over $1 million early last year and only 3 so far in 2012. &amp;nbsp; Condo sales are off slightly at $289,000 this year from $294,000 last year.&lt;/p&gt;&lt;p&gt;There is still a lot of inventory waiting to be sold with 1,718 residential homes currently for sale and 1,381 condominiums.&lt;/p&gt;&lt;p&gt;The bad news first....If you look at the high end of our market, there are 528 homes priced over $700,000 and only 12 sales for the first 6 weeks of this year. There were 107 sales in this category for the last half of 2011 making this segment of the market a buyers market and it will likely be that way for some time. &amp;nbsp;There has bo be downward pressure on prices in the more expensive neighbourhood of our city as sellers lose patients with few showings and buyers have little urgency, even once they see the &amp;quot;perfect&amp;quot; house.&lt;/p&gt;&lt;p&gt;Now the good news....It&amp;#39;s a much different story in the more affordable $250,000 to $400,000 range. &amp;nbsp;There have been 85 sales recorded over the first 6 weeks of 2012 (75 solds 2011) &amp;nbsp;and only 385 active listings for sale as of today. &amp;nbsp;In this market buyers really do have to act once they see a home they like because well priced homes are moving relatively quickly.&lt;/p&gt;&lt;p&gt;There is an alarming number of foreclosures on the market. &amp;nbsp;There have been 80 new foreclosures since the beginning of the year bringing the total up to 170. There were 165 foreclosure sales in 2011 which means most of these homes eventually sell. &amp;nbsp;For a point of comparison, there were only 12 foreclosure sales in all of 2006. &amp;nbsp;The current list of foreclosures are located in all corners of Kelowna, in all price ranges, from Big White Ski Resort to lakefront in the mission. &amp;nbsp; Let me know if you want a list of these homes.&lt;/p&gt;&lt;p&gt;Andrew Smith&amp;nbsp;&amp;nbsp; 250-979-8066&lt;br /&gt;

There were 176 residential and 102 condo sales in the first 6 weeks of 2012. &amp;nbsp;The average residential price this year is $445,000 and it was $469,000 for the same period last year. &amp;nbsp;There were five homes selling over $1 million early last year and only 3 so far in 2012. &amp;nbsp; Condo sales are off slightly at $289,000 this year from $294,000 last year.&lt;/p&gt;&lt;p&gt;There is still a lot of inventory waiting to be sold with 1,718 residential homes currently for sale and 1,381 condominiums.&lt;/p&gt;&lt;p&gt;The bad news first....If you look at the high end of our market, there are 528 homes priced over $700,000 and only 12 sales for the first 6 weeks of this year. There were 107 sales in this category for the last half of 2011 making this segment of the market a buyers market and it will likely be that way for some time. &amp;nbsp;There has bo be downward pressure on prices in the more expensive neighbourhood of our city as sellers lose patients with few showings and buyers have little urgency, even once they see the &amp;quot;perfect&amp;quot; house.&lt;/p&gt;&lt;p&gt;Now the good news....It&amp;#39;s a much different story in the more affordable $250,000 to $400,000 range. &amp;nbsp;There have been 85 sales recorded over the first 6 weeks of 2012 (75 solds 2011) &amp;nbsp;and only 385 active listings for sale as of today. &amp;nbsp;In this market buyers really do have to act once they see a home they like because well priced homes are moving relatively quickly.&lt;/p&gt;&lt;p&gt;There is an alarming number of foreclosures on the market. &amp;nbsp;There have been 80 new foreclosures since the beginning of the year bringing the total up to 170. There were 165 foreclosure sales in 2011 which means most of these homes eventually sell. &amp;nbsp;For a point of comparison, there were only 12 foreclosure sales in all of 2006. &amp;nbsp;The current list of foreclosures are located in all corners of Kelowna, in all price ranges, from Big White Ski Resort to lakefront in the mission. &amp;nbsp; Andrew  Smith</dc:creator><slash:comments>0</slash:comments><description>&lt;p&gt;I always make sure I&amp;#39;m sitting down before analyzing January home stats but this year we&amp;#39;re showing early signs of optimism. &amp;nbsp;There were 455 residential sales during the first quarter of 2011 with an average sale price of $486,000. &amp;nbsp;The fourth quarter recorded 417 sales with an average sale price of $497,000. &amp;nbsp; &amp;nbsp;The first and last three months of the year produce fewer homes sales than the middle six months but we can still draw some early conclusions. &amp;nbsp;Firstly, prices are remaining stubbornlingly high and Kelowna continues to outpace the rest of Canada in terms of house prices. &amp;nbsp;This is clearly good news for those already lving here but those choosing to wait until Okanagan housing prices come crashing down will have to continue their waiting game. &amp;nbsp;These people are used to waiting though...they&amp;#39;ve been doing it, well, forever.&lt;/p&gt;&lt;p&gt;&amp;nbsp;There were only 115 residential sales this January&amp;nbsp;which is a little troubling. &amp;nbsp;Hopefully this isn&amp;#39;t a canary in the coal mine. &amp;nbsp;With over 1,600 families with For Sale signs on their lawns there wasn&amp;#39;t a lot of activity and few showings. &amp;nbsp;The previous January (2011) only produced 111 sales so perhaps the lesson here for a Realtor is to choose January when making vacation plans instead of July.&lt;/p&gt;&lt;p&gt;As for condominiums....1,304 units for sale and 65 sales in January with an average sale price of $311,000. &amp;nbsp;This is up from January 2011 when there were 61 sales at $292,000. &amp;nbsp;There was a time a few years ago when it looked like there would be more condo sales than home sales some months but that won&amp;#39;t happen this year. &amp;nbsp;You can spin these numbers any way you want but buyers can be happy that there&amp;#39;s a lot of choice and sellers can be relieved that once their place does sell it will fetch top dollar.&lt;/p&gt;&lt;p&gt;Have a great week.&lt;/p&gt;&lt;p class="MsoNormal" style="margin-bottom:0.0001pt;line-height:normal;background:none repeat scroll 0% 0% white;"&gt;&amp;nbsp;Andrew Smith&lt;/p&gt;&lt;p class="MsoNormal" style="margin-bottom:0.0001pt;line-height:normal;background:none repeat scroll 0% 0% white;"&gt;Smith McLellan Group - Royal LePage Kelowna &lt;br /&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="line-height:normal;"&gt;Call Andy for his daily real estate picks 250-979-8066&amp;nbsp;
